For significant damage beyond normal wear and tear, we work with our insurance partners to ensure your property is restored to its original condition. Our regular inspections help us identify and address any issues before they become major problems.
Can I still visit the property?
Yes, you can visit your property with reasonable notice. While we take over the day-to-day management, you remain the property owner and have the right to inspect it. We typically arrange visits with the appropriate notice periods to respect tenant privacy while keeping you informed about your investment.
How long is the lease?
Our standard lease terms are 3-5 years, providing you with long-term stability and guaranteed income. These longer terms allow us to invest in the property if needed and develop stable relationships with housing partners. We can discuss specific term lengths that work for your situation during our initial consultation.
How is rent guaranteed?
Your rent is guaranteed because OH Lets Ltd becomes your tenant, signing a fixed-term lease and paying you directly each month. We take on all the risk of void periods or non-payment by occupants. Our business model, insurance policies, and relationships with reliable housing partners ensure we can meet this commitment consistently.
What types of properties do you accept?
We work with various property types, including single-family homes, apartments, and multi-unit buildings. Properties should be in good condition or require only minor improvements to meet our housing standards. During our initial assessment, we'll evaluate your property's suitability for our program.
Do I need to furnish the property?
Most properties in our program are unfurnished, but we assess each property individually. In some cases, basic furnishings may be beneficial. We can discuss specific requirements during our property assessment and include any furnishing needs in our agreement.
